Our application process and screening process includes ID verification, credit check, criminal history, landlord verification, and rent-to-income ratio. Landlord verification confirms tenant lease status. Income must be at least 3x monthly rent. Verification is through Payscore using direct deposit records. Tax documentation may be required. Applications are reviewed for income (3x rent), credit, criminal history, and rental history.
Do you charge administrative fees? And is there a broker fee?
We charge a $350 move-in fee, not an admin fee, which is payed upfront. We do not collect a security deposit. There is no broker fee.
Do you accept guarantors?
Yes, we do.
What lease terms are available?
6–12 months. Six-month leases have an additional $60/month.
Do you accept housing vouchers or offer affordable housing?
Please contact the leasing office for details on housing vouchers and affordable housing.
What is the late fee policy?
A 5% late fee is applied on the 6th of the month. Rent and late fees must be paid by the 10th to avoid further action.
What payment methods are accepted?
Credit, debit, personal checks, and money orders.
Are utilities included?
Rent includes water, trash, and pest control.
What utilities are not included?
Residents are responsible for all utilities, including City of High Point and Piedmont Natural Gas.
What are your tenant information sharing and lease information sharing policies?
A resident release and consent form is required to share tenant information.

Yes, applications are accepted at any time based on availability.

For parking, we offer a surface lot parking with 2 spaces included.
All vehicles must be operable with current license plates. No oversized commercial vehicles allowed.
